We’ve never experienced a vacancy over 45 days. This makes it very easy for us to extend our 90 day rent guarantee to you. If your property were ever to fall vacant for 90 days, we’ll pay your rent starting day 91. This is written into our management agreement and this guarantee is in place for as long as we are your property managers.

Cashflow After Close Guarantee

Our properties typically rent very quickly, and most investors will close with a new renter having organically moved into their new investment property during the tail end of the closing process; however, there can be natural seasonal fluctuations, and of course great renters always give a 30 day notice to their prior landlord, thus creating a small gap between the deposit being put down and their move-in date. We promise that if for any reason your property is not cash flowing 30 days after your close, we will begin paying your rent on the 31st day, no matter what.
